We can issue contracts to the buyer’s solicitor within 48 hours of your signed instruction. We will deal with any enquiries the buyer may raise with your assistance and will ensure that any queries that arise during the transaction are dealt with effectively by taking a practical approach.
The average turnaround of a conveyancing transaction can be anything between 8 to 12 weeks therefore we have decided as a firm; to set our conveyancing teams a target of being in a position to exchange contracts within 8 weeks.

We have created ‘LPL-Cloud’ which has been designed to speed up the conveyancing process. LPL-Cloud is your very own portal which allows you to complete and sign forms electronically in addition to being able to upload your identification documents.
We will upload to your ‘LPL-Cloud’ documentation throughout the conveyancing process with our reports and guidance as soon as they are available. You will receive real-time updates through LPL-Cloud and we will ensure that any queries that arise during the transaction are dealt with effectively by taking a practical approach.
Upon receipt of your instructions we will issue you with a unique user name and password. Your LPL-Cloud will then be accessible 24/7 on your smart phone, tablet or PC.

LPL dealt efficiently with our purchase and were proactive dealing with a tight timescale to complete. We dealt with... Aled for conveyancing and he was always quick to answer the phone with a direct line to his desk. This was reassuring when we had questions or needed a progress update. The only niggle I had with the process was the online portal which was difficult to navigate. Also the emails we received each time contained so many image attachments and a large text attachment that it became difficult to identify the actual message in amongst it all. For this reason I have deducted what would have been a 5 star rating. Great service and would recommend to handle your house purchase.read more

My family have used LPL several times for the sale or purchase of 3 or 4 properties. On each occasion we had good... service and been happy to use them again. I have recently used them to sell an empty one bedroom flat to a first time buyer. They were awful. No communication, no urgency, no escalation to complaints raised to client services. The buyers 6 month mortgage offer eventually expired and was unable to continue and predictably withdrew form the purchase. I subsequently wrote to LPL expressing my frustration and they didn't even respond to that. If I could have given them zero stars I would have. Awful.I note that LPL have responded to my review almost immediately the following morning. They never responded as quickly when I needed to speak to them when I was trying to sell my flat. Their reply does not remotely reflect my experience at all.read more

Clare Miller has been absolutely fantastic. We had two properties fall through however we were able to rely on Clare... throughout - she even went the extra mile in reviewing a structural survey report we received and instructing a new case file with the New Business Team for Property 2. Extremely friendly and reliable. Very well organised, keeping the notes on the case file up to date and always very transparent regarding next steps and/or any blockers. My experience with the purchase of the property with this company is unprecedented. As a buyer of my first home I was... very nervous and worried all the time. My solicitor Tea went above and beyond to answer my every question(and believe me how many I had as a first time buyer) , to raise every query that's possible. This is a review I’ve held off writing for over 2 years now in the hopes our Read Roper & Read solicitors would resolve... the issues we’ve encountered with them, but so far all we have been met with is a lack of communication or help. While this doesn’t apply to the LPL division, this is the only business listing I couldfind for them and is at the same address where our solicitors is are based. Two people who work here were appointed to take care of my grandmother’s trust fund and while a portion has been paid out the rest has been held with what seems to be unjust reasoning. For the last two years they have held meetings and promised a payout on several different occasions and most of us has received nothing. The most recent promise they made was that we would receive it just after Christmas 2021, but an issue with the bank changing their requirements to withdraw funds has been their excuse for 5 months now. Me and other family members have sent emails that receive no answer - I received 1 reply over a year ago to let me know they were holding a meeting that had no resolution. We try to ring them and they don’t answer the phone. I found myself in a foreign country with a broken down car, -20 weather and a lack of means to pay for it and ended up having to be loaned money as I tried to contact them and received no answer. They told one of my family members, a grown woman who can make her own financial decisions and with access to the NHS, that they would give her considerably less money than she was entitled to and put some aside in case she needed to have surgery in her old age which is based only on speculation. They suggested allocating thousands of pounds just to a holiday fund for another family member who needs considerable support while at home - while a nice gesture does not help her with her care needs which is the more important concern. Another family member ended up hiring her own solicitor who rang them everyday to get any movement, while several others family members have thought about hiring their own too. We have asked to see how the trust is being distributed, a legal entitlement, and received nothing back. The sole purpose of my grandmother’s trust is to support her family equally and they have consistently failed to respect or enact her wishes outlined in her letter. Their actions and communication has caused a lot of arguments and misunderstandings between our family. I wouldn’t recommend these solicitors to anyone, as at this stage it seems intentional - the longer they withhold the money the more they can take out of it to cover their ‘administration’ costs. I hope this review is helpful to anyone considering this company, as we have unfortunately had a horrible time with them.read more

Overall our experience with LPL was great and very efficiently run. Our point of contact was always very quick and... responsive to emails which was really appreciated. Out only criticism is that as first time buyers we often felt confused or in the dark as to what stage of the process we were at and often thought we were further along than we thought. The service provided was fantastic, from start to finish... the company kept in touch with ourselves and let us know every step we needed to complete.Our solicitor assigned to our case was Sullyman again very professional and helpful with the process of this purchase. A few wise people told me that moving house is a right ordeal and i was most certainly not looking forward to the... experience. I must admit they weren't wrong. The time came to choose my conveyancing solicitors and i asked around. Got a few recommendations but i ended up looking online and trusting reviews. In comes LPL and everyone told me that since they're not London based (I am), i will have difficulties reaching them or getting any answers. I took a gamble based on reviews and i can confidently say that dealing with LPL especially Michael Collins who was assigned to me was the best thing that could have happened to me during this process. He was super polite, answered all my questions promptly, always reachable and the best thing is that he's a real gentleman. Not once he made me feel like i was a client and in the short time span we spent, i felt like i was talking to a friend. The process that i was warned about being super stressful, in must admit Michael Collins ensured at least the conveyancing aspect was stress and hassle free. Initially Olivia Jones was appointed to act on our behalf for purchasing our property and Sharia Murphy our case... handler. After a slow start with one or two misunderstandings we were told that Michael Collins would be taking over as solicitor and handling our case. We need not have worried because as soon as Michael took over he was absolutely brilliant. Very professional, reassuring and would always e-mail you back almost immediately! Any questions would be answered and we felt that we could trust him implicitly to handle things well. My wife is a very hands on, organised person and she communicated with Michael regularly. They have an established process and portal to organised the documents and steps. The communication is generally good and we get prompt response from our solicitor, which was critical given the time pressure we were facing. We had a rough start with these solicitors - no responsiveness at all from the case handler, a lack of clarity which... led to an error with the searches, and some delays. HOWEVER, once our case handler was switched, things were much better: communication was clearer and more frequent, we were aware of what was happening in the process all the way through, and we got the help and support we needed to complete on a fantastic house. The online portal was also okay to use. All in all, would recommend - just make sure you get everything in writing from the start!read more

I have just (in the last few minutes) received notification of Exchange of Contracts from LPL and the entire process... has taken two-and-a-half months. I cannot recommend them highly enough.However here are a couple of things to bear in mind:1) You get what you pay for. LPL are not the cheapest out there, but they are really very good.2) LPL operate in a very modern way, using Hoowla software as their main source of charting progress, and I found that I was far more likely to get a quick and clear response if I emailed rather than if I phoned. This was perfect for me, but just something to be aware of.read more

Awful company with terrible people skills.Had dramas from the offset, used the company for my first property... purchase.I think the fact they charge a fixed rate is where the issue is, I had a complicated case and I believe as they couldn’t charge me for the extra work involved I became bottom of the list.I had to send a copy of my passport over 4 times in the first month of working with them & from there out the service was terrible.Once the property purchase finally went through it took a further 7 months to get the title deeds to my property as they had ‘forgot’ to submit my application to land registry which only come to light when I chased land registry myself.Would NOT recommend. Stay clear.I also submitted a second compliant which no one responded too. Which doesn’t surprise me as they could barely return calls, answer emails or provide weekly updates.read more

Mixed feelings about LPL. The concept itself is great - online portal to track the progress, mostly online... communications, all ticked the boxes in theory. However the problems started from day one.It took at least 3 emails to get an amend actioned on the initial documents. It took 2 months for searches just to get requested. Updates were sent once every 2-3 weeks and usually after chasing only. At some point, it took 4 days just to get a response to my email. Solicitor was not answering the phone or returning calls. So for the duration of the first 4 months I had not even spoken to a solicitor handling my case - I'm all for online communications, but that's just basic courtesy to introduce yourself and explain the process (particularly for a first time buyer like me). I can totally understand the pressures due to covid, but even if there are no updates at least would expect some answer to assure that it's being worked on rather than ignoring it. That's just customer service basics. The communication for the first 4 months was abysmal.However 4 months in, my solicitor was changed to Simona, who was an absolute star. She explained everything in detail and was extremely responsive to any queries (would get a response within minutes). I cannot thank her enough and if she would have handled my case from the start I would have given 5 stars without a doubt. ( I bet the process itself would have taken at least a month less too).However because of the huge inconsistency in services provided, as an average I cannot give the company more than 2 stars, which is a pity as there are clearly some very professional people working there.read more

Feedback is only beneficial if honest. Regrettably, my initial dealings with LPL were not positive or encouraging. In... fact, I had made my mind up that I would never use them again or recommend them to family, friends or colleagues. The communication was very poor, I had to prompt any contact and even then the responses couldn’t have been any more impersonal. Not what I personally look for in a company for whom I’m paying a lot of money for their services.Thankfully for myself (most importantly) but also for LPL, my opinion soon changed (overnight in fact) when Shelly Lynch took over the handling of my purchase. Shelly was extremely efficient and thorough whilst demonstrating excellent communication. Shelly soon got the job done whilst being an absolute pleasure to deal with.I am pleased to say that I would use this company again, however, only on the condition that Shelly Lynch handled my case. If Shelly were to leave then I’m afraid I would give this company a wide berth and hope to find out where Shelly has moved on to next.**5 stars for Shelly Lynch**read more

I used LPL to purchase our first home and couldn't recommend this company anymore. everything was simple and if... something needed explaining then they were straight on the phone to do so.Their communication is spot on and all emails were answered almost instantly or if not with in the hour.Their website with a view of the chain and percentage of the purchase was a good touch so I could just log in and see what's going on with out having to ask.The staff go above and beyond to help.read more

We have completed purchase with LPL in December 2020. We did it in 10 weeks from offer to completion which is very... impressive, especially during COVID and stamp duty holidays. But it was only because of a huge involvement from our side.Overall our experience with LPL has been positive. You get what you pay for obviously so make sure you know what you are getting into. LPL is a 100% online solicitor which means you cannot walk into the office if you have something urgent. As a matter of fact it is quite hard to get hold of them on the phone as well and they scarcely reply to emails, that being said we did receive all of the important updates as they happened.The "worse" experience was getting an exchange date agreed and happening. Once everyone does the part you might think you are ready to exchange but there are internal processes on the LPL side that need to be done that you won't be made aware of in advance and in our case it meant the exchange date moved by a week which seller was really not happy about.Even though the agent and seller's side was complaining about LPL a lot, the truth is that they have done all the work needed and any issues, typos etc always came from the seller's solicitor, not LPL.The online portal is nothing else than an anxiety-inducing machine. We went from 3% case progress to 75% in about 2 days just before exchange. The portal will give you some sleepless nights so I would recommend not using it if you can.I would recommend LPL as long as you set your expectations rightread more

Laila has been AMAZING throughout the whole process of buying our first house! Her care for us throughout the case has... been fantastic! Any questions or queries asked were answered there and then or within the day. I wish I could give zero stars.When we bought our property the vendors used this firm and it couldn't have been worse.... They were obstructive and unprofessional throughout which led to increased costs for all parties. Please do not use this firm ever! They seem to spend more time on PR and writing fake positive reviews on here than they do on conveyancing. Check out Trustpilot before going with this firm.read more

Incredibly helpful. The three people we dealt with over the course of our house sale were all great, and helped us with... numerous issues. Alice was especially good, and couldn't have made the process easier. On top of that, it's a way better service than any other solicitor we've used, a third of the price, and not subject to the random extra charges that always seem to creep in at the end. I recently went through my first house purchase. I chose LPL recommended from my broker and they have been absolutely... perfect.The hoowla portal is amazing and it shows you every step that you need to take towards completion. My conveyor was Alice Francisco. She explained everything I needed to know as a first time buyer and also guided me on steps I needed to take. I wanted to speed up the process cause I was moving out from my apartment and she did that as well. She also made sure any installations were backed up with certificates and her search result report was very easy to understand. If you want a peace of mind then I will definitely recommend LPL and especially Alice Francisco. The whole team handled my case in a professional matter. I was a first time buyer and LPL was highly recommended by two of my close friends who had bought properties through... LPL.Alice Francisco, Conveyancing Executive was allocated to handle my case. I am a doctor with a busy job and couldn't afford to spend much time on dealing with the vendor, their solicitors, estate agents or the lender. Although there were many unexpected issues, Alice handled all parties on my behalf and was able to complete the contract exchange and completion seamlessly within the time frame.I was getting regular updates on the progress and I felt thoroughly supported throughout the process.
